The work

What fire door inspection involves

A fire door only works if it closes fully onto its frame and seals the gap. Inspection means checking the certification label or plug, the leaf and frame, the gaps around the leaf, intumescent strips and smoke seals, hinges, the self-closing device, ironmongery, glazing, air transfer grilles and signage. Each defect needs a photo and a recommendation the building owner can act on.

Most fire door work is not one door. It is a block of flats, a care home or a school with dozens of doors, each with its own location, fire rating and history. The paperwork has to say which door, where it is, what was found and what was done, door by door, so the next inspection starts from the last one.

The legal duty sits with the responsible person: usually the building owner, landlord or managing agent. Your job as the contractor is to give them evidence they can rely on. That means a dated, signed record with photos, measured gaps and a clear result for every door.

Standards and regulations

What applies, and what it asks for.

Fire door law in England is split between a general maintenance duty and specific checks for taller residential buildings. The code of practice was revised in 2026.

Regulatory Reform (Fire Safety) Order 2005, article 17
The responsible person must keep fire safety equipment and devices, including fire doors, under a suitable system of maintenance, in efficient working order and in good repair. It applies in England and Wales.

Confirmed that flat entrance doors in multi-occupied residential buildings fall within the Fire Safety Order and its fire risk assessment.
Fire Safety (England) Regulations 2022, regulation 10
In force since 23 January 2023. In residential buildings with two or more flats and a top storey above 11 metres, communal fire doors must be checked at least every 3 months, and flat entrance doors checked on a best-endeavours basis at least every 12 months. Checks must include the self-closing devices. A record is required where access to a flat was refused.
BS 8214:2026
The code of practice for fire-resisting and smoke control doors, published 20 March 2026. It replaces BS 8214:2016, which focused on timber, and now covers doors of all materials as a complete system, including installation and maintenance.

Common questions

How often must fire doors be checked?

In England, in residential buildings with two or more flats and a top storey above 11 metres, communal fire doors must be checked at least every 3 months and flat entrance doors at least every 12 months on a best-endeavours basis (Fire Safety (England) Regulations 2022, regulation 10). In other premises the Fire Safety Order requires a suitable system of maintenance, with frequency set by the fire risk assessment.

Is the Door Ops fire door sheet based on BS 8214:2026?

Yes. The fire door service sheet is built around BS 8214:2026, the edition published in March 2026. Because the 2026 edition covers fire doors of all materials, the same sheet serves timber, steel, aluminium and composite doorsets.

Does Door Ops certify fire doors?

Do these rules apply outside England?

The Fire Safety (England) Regulations 2022 apply in England only. The Fire Safety Order covers England and Wales. Scotland and Northern Ireland have their own fire safety law, so check the rules where the building is.
