The work

What roller shutter servicing involves

Roller shutters sit on warehouses, loading bays, shopfronts and service yards. Some are hand-chain or push-up, many are motorised, and some are fire shutters held open until an alarm drops them. Each type fails in its own way, and the service sheet has to cope with all of them.

A service starts with a look at both sides before the shutter moves. Then the laths and end locks, the guides and fixings, the bottom rail and seal, the barrel, gearing, bearings and brake, the motor mounting, controls and travel limits, and any photocells or safety edge. Manual release and emergency operation get tested every time.

The serious risk with a vertically moving door is the one you cannot see: a worn spring, chain or drive that lets the curtain fall. HSE expects failure of the suspension to be detected and further use stopped, and for powered doors the crushing and impact forces to stay below the maximums. Fire shutters add a second layer, because they must close when needed, not just open on demand.

Standards and regulations

What applies, and what it asks for.

Industrial doors and shutters sit under product, machinery and workplace law. The DHF code of practice pulls them together for installers and maintainers.

BS EN 13241:2003+A2:2016
The product standard for industrial, commercial and garage doors and gates, including rolling shutters and grilles over shopfronts. It covers safety and performance except fire and smoke, and underpins the Declaration of Performance and conformity marking.
BS EN 12453:2017 and BS EN 12604:2017
Safety in use of power operated doors, and mechanical safety of powered and manual doors. Together they replaced four older standards, including BS EN 12445 and BS EN 12605. Force limits stay at 400 N for crushing and 1400 N for impact.
BS EN 16034:2014 for fire shutters
Covers fire resistance and smoke control. Since November 2019, new fire and smoke resisting industrial doors must be declared and marked against both BS EN 13241 and BS EN 16034.
Supply of Machinery (Safety) Regulations 2008 and Workplace Regulations 1992
Powered shutters are machinery and need a Declaration of Conformity and maintenance instructions. Once in use, regulations 5 and 18 of the Workplace Regulations require doors to be maintained and safe.
DHF TS 013
The Door & Hardware Federation code of practice for industrial doors, garage doors, powered gates and barriers. It replaced the separate TS 011 and TS 012 guidance, and part 3 explains owners’ duties.

Common questions

What standards apply to roller shutters in the UK?

BS EN 13241 is the product standard. Powered shutters must also meet BS EN 12453:2017 for safety in use and BS EN 12604:2017 for mechanical safety, under the Supply of Machinery (Safety) Regulations 2008. Fire shutters add BS EN 16034.

How often should a roller shutter be serviced?

No regulation sets one interval for every shutter. The Workplace Regulations 1992 require doors and gates to be maintained, and the manufacturer’s instructions set the service frequency. Busy loading bays usually need more visits than a shopfront shutter used twice a day.

What is different about fire shutters?

Fire shutters are tested for fire resistance under BS EN 16034 as well as BS EN 13241, and since November 2019 new ones must be declared against both. In England, Approved Document B expects shutters in compartment walls to be manually openable and closeable by firefighters.

Can a manual shutter use the same sheet as a motorised one?

Yes. The roller shutter service sheet covers both. Motor and control questions are marked N/A on a manual shutter, and hand-chain and manual release checks still apply.
